Before you spend your hard-earned money, do your research. Many local and national companies advertise marble or terrazzo restoration but don’t actually perform true diamond floor restoration. Instead, they lightly hone the surface—leaving behind low spots, embedded coatings, and unaddressed cracks.

Rather than using deep metal bond diamond grinding, these companies apply shiny “proprietary” surface coatings that may look good at first but quickly scuff, yellow, and peel, often resulting in a dull or orange-peel finish.

The photos show a floor previously “restored” by one of these companies—three years later, it required full ten-step diamond restoration at a lower cost than the original quote.

True restoration means flattening the floor, filling cracks, and polishing without coatings. If a company skips these steps or offers coated floors, beware—you’re not getting real restoration.
